Please Note: Any service outside normal business hours (8:00 AM until 5:00 PM), Monday through Friday, including weekend service, holiday and emergency service will be billed at an additional $15 per hour.
A 24-hour notice is appreciated for all requested services outside of your regular inspection schedule in order to minimize interference with other client's services.

Visible signs of water leaks around doors, windows, walls and ceilings

Signs of leaks in bathroom plumbing and hot water heater

Flush toilets and run water in sinks, tubs, and showers

Visible signs of leaks in kitchen and utility room plumbing

Refrigerator and freezer are cooling properly

Curtains and blinds are closed

A/C is cooling properly and thermostats and humidifiers are set, per request

Circuit breaker is set, per instructions

Obvious signs of mold or mildew build-up

Appearance of insects or rodents

House cleaning service is being performed

Garage inspection

Exterior doors, windows, shutters, furniture, cabinets, structures, and coverings are secure

Specialty Services
Opening for Arrival Fee: $30.00
Turn on hot water heaters, reset air conditioner to specified setting, Plug in appliances and electronics, set clocks on stove and microwave, Turn on icemaker, flush toilets, run faucets, lightly frebreze fabrics and carpets, turn on an outside light, run dishwasher on short cycle.
Closing after Departure Fee: $30.00
Turn off hot water heater, unplug specified electronics and appliances, set air conditioner to away setting, remove spoilable items, turn off icemaker and dispose of ice, make sure garbage and recycling is put out, place baking soda in the refrigerator, place bleach in toilet bowls, make sure doors and windows are secure.
Contractor Supervision: $30/hr
I will monitor and/or coordinate any repair, maintenance, or contractor services to be performed in or on your home, and will remain on premises while work is performed if you desire.
